Homes & Hope delivers industry expertise, connections, capital for predevelopment cost sharing, and the financial capacity to make loan guarantees. Unlike most organizations, Homes & Hope offers in-house construction expertise. The H&H team, via its affiliate, McCarthy Companies, offers unique affordable housing construction insight and expertise, and unparalleled access to the construction management or general contracting team. Together with NPHS, this blended platform combines nonprofit partnership capacity with integrated construction execution—reducing handoffs, improving accountability, and increasing the probability of successful closings and on-time, on-budget delivery.

This strategic collaboration offers an enhanced incentive for the affiliated construction manager or general contractor to deliver superior quality, while diligently managing construction costs, thereby optimizing collective developer fees and maximizing the success of projects. NPHS further strengthens this model by supporting mission alignment, community engagement, and durable partnerships that can improve competitiveness for funding and long-term stewardship.

In partnership with Homes & Hope, or separately, McCarthy Companies offers the following services:

When needed, Neighborhood Partnership Housing Services (NPHS) will serve as the Managing General Partner (MGP) and secure the Welfare Tax Exemption. This structure can materially strengthen project feasibility by reducing property tax expense, improving operating cash flow, and supporting deeper affordability and long-term sustainability.

When needed, NPHS will serve as the Managing General Partner (MGP) and secure the Welfare Tax Exemption, which can reduce property tax expense and strengthen long-term operating feasibility and affordability. Homes & Hope is a qualified JV partner for tax credit developments!
